Al Uraija Al Gharbiyah is an established residential district in west Riyadh. The Western Ring Road runs through the middle of it, and Al Madinah Al Munawwarah Road marks its southern edge. You'll also see it written as Al Uraija Al Gharbi, Al-Uraija Al-Gharbiyya or West Uraija. They're all the same place.
This guide is for anyone thinking about buying a house or an apartment here. It covers where the district sits, what's around it, which property types you'll find, and what we actually know about prices. Where there's no reliable figure for the district on its own, we say so instead of guessing.
The short version: it suits buyers who want a price below the Riyadh average with quick access to the ring road and the metro, provided they choose the street before they choose the property.
Where is Al Uraija Al Gharbiyah?
The district is in west Riyadh and falls under Al Uraija sub-municipality. According to the neighborhood guides published by Saudi property portals, its boundaries are:
South: Al Madinah Al Munawwarah Road, with Al Suwaidi Al Gharbi on the other side.
East: Hamzah bin Abdulmuttalib Road, then Al Uraija Al Wusta.
West: Asma bint Abi Bakr Street, then Tuwaiq.
North: the Suspension Bridge area.
Aqar's blog puts the district's area at about 8.12 square kilometers. Nearby districts include Dhahrat Al Badiah, Hijrat Laban and Dhahrat Namar.
The Western Ring Road and its four exits
The Western Ring Road cuts the district in half. That's the most useful single fact about it.
Four ring road exits serve the district: Exit 28 at Al Madinah Al Munawwarah Road, Exit 29 at Bilal bin Rabah Street, Exit 30 at Khadijah bint Khuwaylid Street and Exit 31 at Ibn Hazm Street. Four exits for one district means easy trips to north and south Riyadh outside rush hour.
There's a cost, though. A house backing onto the ring road hears trucks at night, and crossing from one half of the district to the other means using the exits and bridges. So always ask two questions: which side of the ring road is the property on, and which side is the kids' school on?
One district, several spellings
Arabic listings use both "العريجاء الغربية" and "العريجاء الغربي", and English listings add a few transliterations of their own. What counts is the name on the title deed. Check that it matches the district in the listing, because Al Uraija and Al Uraija Al Wusta are separate neighboring districts with different prices.
Its stations in west Riyadh include Jeddah Road, Tuwaiq, Ad Douh, Aishah bint Abi Bakr Street and Dhahrat Al Badiah. Western Station, one of the main stations in the Riyadh Metro network, is across the road in Al Suwaidi Al Gharbi. We covered it in our Al Suwaidi Al Gharbi guide.
What this means in practice: if you live in the southern part of the district, you're far closer to the metro than everyone else. Don't rely on "near the metro" in a listing. Walk the distance yourself, and do it in summer.
How far is it from central Riyadh?
Bayut's guide to the district estimates about 20 minutes to the city center via Makkah Road and about 17 minutes to King Saud University. Those estimates were published in 2021 and assume off-peak traffic. At 7 a.m. it's a different story, so drive your real commute at your real start time before you sign anything.
Buses
Both Diyar Roaa project pages in the district mention a bus stop roughly 100 meters away. Bus routes change, so check the Riyadh public transport app for the line that serves your street.
Inside the district, most residents still get around by car.
Services and nearby landmarks
It's an old district, and its services built up over decades. The names below appear in more than one published guide to the district. Some of those guides date from 2021 and 2022, so confirm each one on a map before you rely on it.

We won't give you a school count, because sources disagree widely. Pick the school you want first, then time the drive to it at 7 a.m.

Prices: what we know and what we don't
The index figures as of its August 7, 2026 update:
Median price per square meter: SAR 2,375.
Typical range: SAR 1,781 to SAR 3,025 per square meter.
Recorded transactions from 2020 to Q2 2026: 3,052, of which 173 were in the last 12 months.
Compound annual growth: 14.6%.
Rank: 123 of 177 residential districts in Riyadh, about 26% below the city average of SAR 3,220.
How to use that number
Take a 300-square-meter plot. At the index median it's worth roughly SAR 712,500 (300 × 2,375). At the two ends of the typical range, it's between SAR 534,300 and SAR 907,500. That's a gap of more than SAR 370,000 for the same plot size, and the gap comes from the street and the position within the district.
This is a land-only calculation. The building's value goes on top, depending on its age and condition. If you want actual transaction figures for a specific subdivision, the Ministry of Justice's Real Estate Exchange publishes registered deals.
Older guides to the district quote averages far below these. Those are 2021 and 2022 numbers and the market has moved since, so don't negotiate with them.
Asking prices are another matter entirely. A listing shows what the seller hopes for. A registered deal shows what someone paid.
What moves the price up or down inside the district?
Street width. A 20-meter street and a 10-meter street differ in parking, quiet and resale.
Distance from the ring road. Quick access is a plus and noise is a minus. The second or third street back from the ring road usually gets you both.
Distance from Al Madinah Al Munawwarah Road and the metro.
Building age and finish. In an old district, a decades-old house can sit next to a new apartment building.
Deed type and a clear ownership share.
How to read a property listing in Al Uraija Al Gharbiyah
Most listings here are in Arabic and lean on a handful of stock phrases. Each one deserves a question.
(separate deed). The floor or unit has its own title deed. Ask for a copy and check that the plot number and district match the listing.
(floor with annex). Ask whether the annex is licensed, and whether the roof is yours alone or shared. The number is the street width in meters. Judge it yourself on site, and notice whether cars park on both sides.
(near the ring road). It might mean five minutes away. It might mean the ring road is behind the back wall. Open the map.
(near the metro). Ask for the station name and the distance in meters.
(separate meters). Ask for a utility bill in the unit's name.
Every lawful property ad in Saudi Arabia carries an advertising license number. If there isn't one, stop there.
How it compares with neighboring west Riyadh districts
The table uses the same platform's indices so the comparison stays like for like.
District
Median price per m² (SAR)
Al Mahdiyah
4,625
Al Suwaidi
2,959
Al Uraija
2,375
Al Badiah
2,357
Tuwaiq
2,320
Al Uraija sits mid-table, very close to Al Badiah and Tuwaiq. The gap with Al Mahdiyah may reflect different property types and plot sizes changing hands, so compare one property with a similar property and leave district-to-district comparisons as background.
Al Uraija Al Gharbiyah, honestly: strengths and drawbacks
What draws buyers
Four exits on the Western Ring Road.
A metro line on the southern boundary.
A price per meter below the Riyadh average, per the index.
Services that have been running for years.
What calls for caution
The ring road splits the district in two. Some inner streets are narrow, with limited parking. Build quality varies from street to street, so don't judge the district by one property. And visit twice: once in the morning, once after sunset.
Who is Al Uraija Al Gharbiyah right for?
A family looking for a house. Search the inner streets away from the ring road, and pick the side the school is on.
A commuter who relies on the metro. Distance to the nearest station on Al Madinah Al Munawwarah Road is your first filter. An apartment within a reasonable walk might save you a second car.
An investor. Gross yield is annual rent divided by purchase price. Use rents from real contracts for similar units on the same street. For the wider picture, see our guide to real estate investment in Riyadh. Nothing in this article is investment advice.
And who isn't it for? If you want a newly planned district where every street is wide and gated compounds are common, you're more likely to find that in Riyadh's newer northern and western districts, at a different price.
Before you buy: what to check
Choose the street before the property.
Match the district name on the deed with the listing.
Diyar Roaa has two projects listed in the district.
ROAA 105. Apartments in four layouts (A, B, C and D). The project page lists private parking, smart digital door entry, independent water tanks and private gardens for some units. Stated warranties: 10 years on the structure, 15 years on insulation, and 5 years each on electrical and plumbing work. Prices aren't published on the page.
Uraija 105. Residential buildings between Exit 28 and Exit 29, with split air conditioners installed in the apartments. The project page indicates most units have sold, so ask what's available before you visit.
In west Riyadh, within Al Uraija sub-municipality. Al Madinah Al Munawwarah Road borders it to the south, Hamzah bin Abdulmuttalib Road to the east and Asma bint Abi Bakr Street to the west. The Western Ring Road runs through the middle.
Is there a metro in Al Uraija Al Gharbiyah?
The Orange Line runs along Al Madinah Al Munawwarah Road on the district's southern boundary. Western Station, a main station, is in Al Suwaidi Al Gharbi across the road.
What's the price per square meter in Al Uraija Al Gharbiyah?
There's no reliable index for the western part alone. The index for Al Uraija as a whole shows a median of about SAR 2,375 per square meter as of August 2026.
Which ring road exits serve Al Uraija Al Gharbiyah?
Four: Exits 28, 29, 30 and 31 on the Western Ring Road.
Is the district good for families?
For many families, yes, as long as the street is quiet, away from the ring road, and on the same side as the school.
What property types are available?
Villas, floors, apartments, residential buildings and land.
Is it Al Uraija Al Gharbiyah or Al Uraija Al Gharbi?
Both names refer to the same district. The name on the title deed is the reference.
How much tax do you pay when buying property?
The Real Estate Transaction Tax is 5% of the property value, with exemptions in some cases, and it's registered through ZATCA's portal.
Before you decide
Al Uraija Al Gharbiyah is neither Riyadh's newest district nor its cheapest. Its value lies in its position on the ring road and the metro, and in a price per meter that's still under the city average. That value only shows up for buyers who pick the right street and a property with clean paperwork.
